What Is FSBO?
FSBO stands for “For Sale By Owner.” It means the homeowner is attempting to sell their property without the representation of a licensed real estate agent or REALTOR®. While this may seem like a way to save money on commissions, statistics consistently show that FSBO homes sell for significantly less than agent-represented homes — often enough less to more than offset any commission savings.
Why Most FSBO Attempts Fail
- Pricing errors — Without access to MLS comparables and market expertise, most FSBO sellers overprice or underprice their home.
- Limited exposure — FSBO homes don't appear on the MLS, which means they're invisible to the majority of active buyers.
- Negotiation disadvantage — Buyers' agents are experienced negotiators. Without your own representation, you may leave thousands on the table.
- Legal risk — Ohio real estate transactions involve complex disclosure laws and contracts. Mistakes can lead to lawsuits.
- Time and stress — Showing your home, fielding calls, qualifying buyers, and managing paperwork is a full-time job.
- Lower sale price — The National Association of REALTORS® reports that FSBO homes typically sell for 20–26% less than agent-listed homes.
